POSITION ANNOUNCEMENT TITLE ASSOC. DIRECTOR/ENGINEER DEPT FACILITIES MANAGEMENT__ REG ž FULL TIME ž STARTING RATE or SALARY RANGE Negotiable JOB DUTIES: Serves as primary point liaison and coordinator between user groups, Major Projects and Design Groups, University Architect, Planning and space Management, and various institutional service units, such as Facilities Management, Telecom, safety, security, and environmental health, during planning and/or construction phases. Responsible for coordinating projects, logistics included, with building users and outside contractors. Participates in the planning and formulation of design alternatives and solutions for major construction projects; provides conceptual estimates, feasibility studies, and cost estimates, and may coordinate the production of basic design plans and construction documents. Reviews and interprets proposed designs, architectural drawings, and building specifications for appropriateness to require function and/or institutional standard, and initiates revisions where appropriate; advises consultants and clients as to how best to achieve required results. Responsible for outside contractors: writing out scope of work and project specifications, bid openings, building warranty issues: following up with contractors on deficiencies with building and building walk-through and punch list development. Directs work sequencing to expedite project delivery and to minimize distribution of ongoing institutional operations. Responsible for coordinating utility outages with outside agencies as well as communicating outages with the affected departments. Manages emergency, safety, and fire protection systems. Oversees Energy management system. Responsible for attending bid openings. Responsible for organizing and attending FM construction meeting to include any other in-house departments that may be involved. Reviews contracts, purchase orders, and change orders prior to issuance, and pre-approves contractor invoices prior to issuance, and pre-approves contractor invoices prior to payment. Daily – weekly on-site inspections of construction activities. Review and evaluate all change orders recommended by contractors. Ensures that project operations are in compliance with design specifications and with University, State, and federal policies, laws and regulations. Maintain up to date construction documents, to include addenda, supplemental architect instructions, and interpretations of drawings and/or specifications; performs general administrative functions, to include file development and maintenance, preparation of correspondence, and coordination of meetings. Responsible for obtaining the certificate of Occupancy. Review and approve final ‘as-built’ drawings. REQUIRED QUALIFICATIONS: Bachelor’s degree required – Area of study: Structural, Civil, Architecture, Electrical. Masters degree preferred. Must have 5-10 years experience in construction field. Must have 5-10 years experience in managing multiple trades. Must have 5-10 years experience preparing estimates. Must have 5-10 years oversight of high-dollar projects: $500-$15 million. Must be a registered Professional Engineer or working towards professional status. Microsoft Project, Excel, Word, and communicating via email required.
